1.2 What happens next?

Before a tenancy can be granted, references must be taken on each proposed tenant. These are done via a credit search agency. The credit search fees of approx. £50.00 each are payable by you to Grainger Residential Management Ltd and are required in advance.

  • The agent will provide you with a credit referencing form to complete which also gives permission for financial checks to be made on you.
  • The result of the credit reference search must be positive for the tenancy to proceed.
  • The credit search does not look at the amount of money you have in your bank account. It will usually check for any county court judgement against you, voter's roll registration at your current address and whether you have ever been bankrupt. They will also provide a written reference from your employer, or accountant, and previous landlord or managing agent if applicable.
  • The cost of credit referencing is non-refundable should you change your mind about the property or if your references prove unsatisfactory.
  • In the event that your tenancy does not proceed for any reason other than those detailed above you will be given copies of the credit referencing so that you may use it when applying for an alternative tenancy through our agents or another agent at no further cost.
  • In some cases, where insufficient employment or UK financial history is available, a guarantor may be required see over.

Property contents, guarantors and payments

  • Properties are let 'as seen'. Any special requests regarding the decorations, furniture, fixtures and fittings must be made and agreed between us before the tenancy agreement is signed.
  • If you viewed a property which was still occupied by the present tenant you should have been advised regarding any items which would not be included in your tenancy.
  • We recommend you ask for clarification through your agent to avoid any misunderstanding or disappointment.
  • A guarantor undertakes responsibility for the full amount of the rent should you be unable to pay it at any time during the tenancy, and also for any breach of the tenancy terms.
  • The guarantor will be required to co-sign a legally binding document undertaking the above responsibilities and references will be taken on them.
  • The referencing of guarantors through the credit reference agency is free.
  • Guarantors must be based in the UK.
  • Tenants who are sharers (see later) have joint and several responsibility under the terms of the tenancy agreement, so the guarantor cannot restrict their responsibility to a share of the rent. He/she is required to undertake to stand for all of the tenants and the full rental figure. Therefore in the case of sharers one Guarantor will suffice.
