If you like the property that we show you, you will need to pay a reservation deposit to secure your offer. The reservation deposit will be equivalent to one week's rent and will form part of your final deposit. You can pay the reservation deposit by credit card or debit card over the phone directly to our accounts department in Newcastle on the number provided by the letting agent.
The reservation deposit will be refunded only if either party withdraws from the proposed tenancy before we start any processes to do with references, or the Tenancy Agreement and tenancy start up.
Once your offer is accepted, you will be asked to fill out an applicant form which will enable us to take up references on you which will include a credit search. If you have recently arrived in this country and a credit search not be possible or if the credit search is inconclusive you will need to provide either:
1. A UK Guarantor - if you have a UK guarantor who is willing to guarantee the full rent, we can reference them and ask them to act as guarantors on your behalf for the length of the tenancy.
2. Rent in advance - If you have no guarantor but are willing to pay 6 months rent and 6 weeks deposit in advance we would consider this option.
graingerlets insure the building and the common parts of the building against fire, theft or accidental damage. This Building Insurance does not cover the contents of your property. You are strongly recommended to insure any personal belongings or possessions brought into the property.
The graingerlets administrative team will contact you to organise the documents for your tenancy and will instruct an inventory clerk to call you to arrange a convenient time for your check in with one of graingerlets' selected inventory clerks.
graingerlets will pay for the preparation of the inventory and the check in. At the end of your tenancy a check out will be arranged which you pay for. The cost of the check out will be deducted from your deposit.
You do not have to be present at the inventory check in and if you choose not to be present we will issue you with a copy of the inventory checked and annotated by the inventory clerk in your absence. You then have 72 hours to contact us to query anything on the inventory after which time it will be deemed that you are in agreement with the inventory. The check in will always be conducted by one of our selected clerks using the graingerlets standard inventory document and must be completed before you move any of your belongings into the property.
At the start of the tenancy, you will be required to lodge an amount as security against damage and non fair wear and tear damages. This will be a sum equivalent to either six weeks rent or one months rent plus £100.00 dependent on location.
This is payable at the same time as the first rental payment on or before the commencement date of the tenancy in the form of cleared funds. Cleared funds means payment by credit or debit card or a Bankers Draft. Cheques cannot be accepted unless these are submitted a minimum of 5 working days prior to the start date of the tenancy in order to allow time for them to be processed and cleared. Cash cannot be accepted in any circumstances. Please note that at no time can this deposit be used to pay the rent.
In line with current legislation on tenancy deposits, we are members of The Dispute Service, one of the Government's approved schemes for protection of deposits.

In most instances you are allowed to keep pets. If this is allowed your tenancy agreement will contain our standard "pet clause" which specifies the number and type of pet allowed. We will require payment of £100.00 additional deposit as security against any damage which may be caused by the pet during the course of the tenancy.
